Job Description:

Duties & Responsibilities

  • Primary point of contact for all construction projects, requests, and concerns.
  • Responsible for the construction process, budgets, schedules, building quality, adherence to construction documents, project commissioning and project close-out.
  • Work with design and construction professionals, user groups, leadership, and other parties to ensure that the construction meets the intended use and initial conditions of satisfaction; coordinate with Facilities, Environment of Care, Safety and Security, IT, Infection Prevention, Environmental Services, Supply Chain, and other departments stakeholders.
  • Provide preliminary construction estimates as required to develop project budgets and to inform leadership of building options.
  • Determine the construction delivery method, manage the contractor qualification and selection process, bidding and award processes.
  • Manage the pre-construction activities for all projects; review and inform design and construction documents, develop pre-construction risk assessments, safety risk assessments, and infection control plans; verify contractors and trade partners are qualified and cleared to perform work on site, validate phasing plans and overall schedules.
  • Manage all construction activities; oversee contractors and trade partners during construction, verify construction quality and code compliance, coordinates utility shutdowns and other construction activities with facility users, ensure interim life safety measures and job site check list requirements are compliant, ensure a safe and clean job site, monitor construction schedules.
  • Manage all construction budgets; review and approve construction bids and proposals, change order request, contractor allowances, and contingencies; review and approve pay applications, and final retainage request.
  • Ensure compliance with all programming and functional narratives that guide the design and as required by regulatory authorities for hospital licensed spaces.
  • Ensure that all projects are constructed in compliance with local, state, and federal regulations; Ensure approvals and necessary permits from the appropriate regulatory authorities.
  • Manage project commissioning and operational readiness activities; oversee punch list development and completion, ensure certificate of occupancy and regulatory approvals, disseminate and archive construction as-built, close out and acceptance documents.
  • Keep abreast of new developments and best practices in the field of healthcare construction and incorporate them into future projects; utilize lean principles.

Education

  • Bachelor's degree in Construction Science, Construction Management, Engineering, or Architecture

Required Qualifications & Experience

  • 7+ years of experience as a construction project manager or 10+ years as a construction superintendent; 5+ years in healthcare
  • In-depth knowledge of building codes and regulations, estimating, and building construction
  • Strong project management skills including scheduling, estimating, and financial management
  • Extensive experience using project management software (Microsoft Project, Primavera, e-Builder, etc.), Bluebeam, MS Office Suite
  • Requires excellent critical thinking; problem solving, relationship and team building skills, and verbal and written communication skills

Professional Certifications

  • CHC or PMP or ability to gain the certification within one year
  • ASHE member or PE in good standing preferred

Other Skills and Knowledge

  • Considerable knowledge of materials, methods, technology, standards and equipment used within the commercial construction industry
  • A strong knowledge of the healthcare industry and healthcare facilities
  • General financial analysis skills as demonstrated by such capabilities as evaluation of return on investment, pro-forma development, and other financial indicators
  • Experience with LEAN design and construction principles, and continuous improvement management systems
